Please Read! KHPPM does have strict screening standards for prospective tenants, as outlined below. We are aware that these requirements may be more rigorous than other property management companies, so please review them thoroughly before applying! We do not profit from your application fees, the payment covers our direct costs associated with the screening and processing, so we do not want anyone to pay for an application unless they will be approved. We care deeply about placing tenants who will be financially comfortable in their homes, since we never want anyone to struggle to pay rent or utilities. Thank you for your understanding.
Please be aware that all applications are evaluated wholistically based on objective and subjective criteria. We do not have a blanket exclusion policy for eviction or credit, meaning that no prospective tenant application will be automatically denied solely due to an eviction record or solely based upon credit score. However, we still do review credit factors* and eviction records* as part of our wholistic scoring. Applicants with poor credit or with recent evictions are not automatically denied, but may be subject to other requirements such as a cosigner, a higher amount in savings, or other requirements. Each applicant is given an individualized application assessment, based on the following objective and subjective factors:
GENERAL REQUIREMENTS
Each adult (18 years or older) must fill out an application and apply for a credit and criminal background check.
Each applicant must provide a valid government-issued picture ID. ID must be current and unexpired.
Occupancy is based on the number of bedrooms per unit. Maximum occupancy is subject to manager approval, but no more than two persons (of any age) per bedroom.
No Smoking. KHPPM does not lease to smokers.
No Drugs. Sorry, illegal drugs are not permitted.
Pet friendly for approved animals in single family homes, with no more than two pets allowed. A $200 non-refundable pet administrative fee is required for the first pet and an additional $100 for the second pet. An additional $10 monthly rent is also required. Renters Insurance of $300,000 of liability coverage for animals over 25 lbs is required. All animals must have a current rabies vaccine per PA law. No dogs are permitted in multifamily units (unless legally registered as a service animal), and we do not allow exotic pets or fish tanks.
Inaccurate, false or misleading statements made verbally or on the application will result in denial.
Management reserves the right to deny any applicant with a negative personality, or rude behavior.
If a cosigner is required (due to low credit or insufficient rental history), the cosigner will be required to meet all rental requirements. In addition, cosigners must also meet one of the following requirements: (1) own real estate in PA or NJ, (2) provide proof of funds of at least $10,000 in their personal name, (3) earn at least 5x the rent amount. All signed cosigner agreements must be notarized, with an original copy submitted to us for our records.
Once approved, an applicant will be able to hold the property by submitting a security deposit (typically one month's rent) within 2 business days of approval. The deposit is NON-REFUNDABLE because the landlord is taking the property off of the market and reserving it for the applicant.
RESIDENCE/RENTAL HISTORY
We will examine recent residence history, and we generally require a housing reference.
A verifiable landlord reference must be from the most recent place an applicant resided. If your name is not currently on a lease, you will be considered a first time renter.
If no references are available other than from parents/relatives, we may require a cosigner.
Rental history reflecting any unpaid past due rent, damages or fees, excessive property damage, excessive noise, or unruly behavior will result in denial.
Evictions are reviewed in accordance with local regulations. If you have an eviction that you believe should be excluded based on Philadelphia ordinance, please indicate this in your application.
If residency was out of state within the last five years, an additional fee may be necessary to conduct an out of state background check.
First time renters are required to pay an additional security deposit or provide a valid cosigner.
We require prospective tenants submit photos of their current living room, common area, bedroom(s) and bathroom(s). We've found that applicants who keep their existing residence neat and clean are more likely to treat our properties with respect. We understand that everyone has different cleaning habits and standards and we aren't expecting perfection, just to see that the property is maintained to a reasonable standard. INCOME/EMPLOYMENT HISTORY
We will examine two years of income history. We will not consider unverifiable income.
We require sufficient and stable sources of income, generally 3.5x the monthly rent is our minimum requirement.
To verify income, we request documentation such as pay stubs, benefit award letters, bank statements, retirement accounts, and tax returns.
Long term employment history in the same job or profession is favorable. Short term, temporary or seasonal employment may qualify with additional security deposit.
Self-employed individuals must be able to verify their income through tax returns or bank statements.
Retired and unemployed individuals must be able to demonstrate they have sufficient resources to pay living expenses.
FINANCIAL/CREDIT HISTORY
We review credit history on a wholistic, individualized basis. In general, a stronger credit history will be more likely to be approved.
We do not consider non-payment of rent or utilities during COVID-19 emergency periods. Please indicate in your application if your credit rating will reflect these non-payments so that we can exclude them from our analysis.
LEGAL/CRIMINAL HISTORY
Charges related to any sexual offense will result in a denial of the application.
Applicants with a misdemeanor that occurred more than 7 years ago or a felony that occurred more than 10 years ago may be considered if restitution for their crime was made in full and all time was served. Also, we would require an additional security deposit and demonstration of good employment history, credit history, and rental history since the time of the crime.

Select the “APPLY ONLINE” option.
Complete the application and submit. There is a non-refundable application fee of $60 per adult that covers the cost associated with the screening and processing of the application.
You will be contacted via email within 3 business days once the application is reviewed by management. If your application is considered for next steps, you will be required to conduct a phone interview with management, as well as submit necessary paperwork (such as pay stubs, copy of valid ID (must be current and unexpired), references, and possibly additional items). If all of these considerations are met, you will be able to hold the property by submitting a non-refundable deposit (typically one month's rent) within 3 business days.
Applications will be reviewed in the order they are received but only approved once 100% of the information we request is received.
